1 - Please check the Availability Calendar below - Its always updated! 2 - Select number of guests with the dropdown menu above the "Pay Now" button, then click on the "Pay Now" button. 3 - On the next screen enter Number of Nights you want to stay into "Quantity" box and hit Enter. (Our minimum stay is 2 nights). Rates shown include everything. (A one time $59 cleaning fee will show as "shipping" - PayPal thing). 4 - Now you can either log into your PayPal account or click on "Dont Have a PayPal Account" to pay as a guest. In "Special Instructions" click on "Add" and enter your Arrival/Departure dates & your best contact Phone Number. If you don't find that part it's ok, just call or email us with your dates and the phone contact. 5 - As soon as we receive your payment, we will email you a confirmation with your dates, lock box code, cabin information etc. 6 - Having trouble booking online? Policy
Payment: You may pay in full for your reservation at any time, but we only require 50% at the time of reservation if more than 30 days prior to arrival. Full payment is required at time of reservation if less than 30 days prior to arrival. Everything is included in our PayPal rate. One time $39 cleaning fee is charged at time of reservation. Cancellations: $50 cancellation fee if 60 or more days prior to reserved date. No refunds if canceling less than 60 days prior to reserved date, no shows, early departures, adverse weather conditions or in an unlikely event of a mechanical/electrical malfunction. Weather link - Hot Springs, NC Weather Rescheduling: There is no fee for rescheduling your arrival and departure dates if you notify us 60 days or more prior to your arrival. If notifying us 30-60 days prior to your arrival, there will be a $50 change fee. 15-30 days there will be a $75 change fee. We are not able to reschedule your stay if you notify us less than than 15 days prior to your arrival. We are not able to make acceptions to this policy. Thank you for your understanding. Check in/out, Min Stay: Check in is 4 pm. Check out is 11 am. Minimum stay 2 nights, Holidays and Leaf Seson too!!! Security Deposit: We do not charge a security deposit, but we will ask for your credit card information prior to your arrival. Your credit card will not be charged unless this policy is violated or there are damages/missing items. NO PETS are allowed on the property at any time, and NO SMOKING is allowed inside the cabin. Guests are welcome to smoke outside or on the porch only, please do not litter. In the event the NO PETS or NO SMOKING policy is violated, credit card on file will be charged $250 and guests will be asked to vacate the cabin immediately without refund. Smoking and pets affect future guests who may be allergeic. Please do not violate this policy, our goal is that you have a relaxing and enjoyable stay, not a stay that's interrupted in such a manner. Guest making the reservation is responsible for others in the party regarding the "no pets" and "no smoking" policy. Responsible guest is also responsible for excessive cleaning, missing items and damages to the inside and outside of the unit occuring during their stay, and will reimburse the owner for any such items, additional cleaning and/or damages. Additional guests are welcome, up to 4 maximum occupancy. For example, if you reserve your stay for 2 guests and your plans change where 1 or 2 more guests join you during your stay, your credit card will be charged $39 per extra guest per night as a convenience. Hold Harmless: Owner does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will the owners accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God or other reasons beyond our control. Parking: Only light passenger vehicles, pickup trucks, vans etc are allowed on the property. No trailers, RV's or commercial vehicles are allowed on our property at any time. Parking and driving is permitted on graveled area only. Please do not park or drive on the grass. Doing so may cause damage to our septic systems. Camp Fires: Camp fires are permitted only in the fire ring by the river. Firearms: No firearms or weapons of any type allowed on our property. This includes BB guns, paint ball guns, bows/arrows.
